Guide for leaseholders

As a leaseholder (Owner) you are bound by the lease to your property.  Your home and your property are your responsibility with regard to safety, decor and maintenance.  The communal areas are managed by the Freeholder or the RTM/RMC who may instruct a managing agent to assist in the management of the property.

Understand the property rules for enjoyment of living at the property 

Understand emergency procedures for the property

Ensure any let properties meet H&S regs and Landlord & Tenant Act 1985 (Amended) 

Ensure occupant contact details and any vulnerabilities are notified to the Managing Agent

Ensure tenants understand rules and expectations

Do not  leave household furniture and rubbish in the grounds for removal – this will incur costs for the Leaseholders (Owners)

If any costs are incurred for what is considered an urgent matter, which falls under communal (service charge) matters, this will be refunded to the Leaseholder (Owner) upon receipt of evidence of the emergency and invoice for any works carried out.
